The Site and its content, including text, graphics, logos, the Island Realtors name and brand mark, layouts, and software, are owned by or licensed to Island Realtors and are protected by intellectual-property laws. Except as expressly permitted, you may not reproduce, distribute, modify, publicly display, or create derivative works from the Site without our prior written consent. Listing media supplied by the MLS or third parties remains subject to the rights of the applicable owners.
If you submit reviews, comments, ratings, or other content (“User Content”), you represent that you own or have the rights to it and that it is accurate and not unlawful. You grant Island Realtors a non-exclusive, royalty-free, worldwide license to use, host, display, reproduce, and adapt your User Content in connection with operating and promoting the Site. We may, but are not obligated to, review, moderate, edit, or remove User Content at our discretion.
The Site may integrate or link to third-party services (for example, mapping, analytics, mortgage tools, or lender resources). We do not control and are not responsible for third-party services, and your use of them is governed by their own terms and policies. To the fullest extent permitted by law, Island Realtors and its officers, agents, and affiliates will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, goodwill, or business, arising out of or related to your use of (or inability to use) the Site, even if advised of the possibility of such damages.
