1 Create your seller account
Go to the Seller Portal at seller-portal.html (or click Open Seller Portal above) and choose Sign up.
Have ready: your full name, email address, phone number, and a secure password.
Confirm your email, then sign in. Your portal dashboard is your home base โ listings, documents, messages, and status updates all live here.
๐ Use an email you check often โ that's where we send approval updates, document requests, and showing notices.
2 Submit your property for review
In the portal, choose Add / Submit a property and complete the listing form.
Fill in: address & area, asking price, beds / baths / square footage, property type, key features, and a clear description.
Add your contact preferences and any notes for our team (occupancy, access, timing).
๐ธ Photo & description tips: use bright, daytime, landscape (horizontal) photos; tidy and de-clutter each room first; include the kitchen, main living area, primary bedroom, bathrooms, and the exterior. In the description, lead with what makes the home special and mention recent upgrades, the neighborhood, and nearby amenities. Honest, specific copy attracts the right buyers.
3 The approval process
To protect buyers and keep our marketplace trustworthy, every listing is reviewed by Island Realtors and goes live only after it is approved. You can track exactly where yours stands from your portal dashboard:

Pending review โ we've received your submission and our team is checking the details. No action needed from you yet.
Needs changes โ we need a small fix or more information. We'll tell you exactly what to update; edit and resubmit from the portal.
Approved โ your listing is published and visible to buyers on the site. ๐
Reviews are usually quick. You'll get a notification each time your status changes, so you never have to guess.
4 Upload your documents
Upload required paperwork in the Seller Portal, or use the Document Center at documents.html.
Typical items: a valid photo ID, title / ownership information, and any property disclosures.
Accepted file types: PDF, JPG/JPEG, PNG (and DOC/DOCX where noted). Please keep each file around 1.5 MB or smaller so it uploads smoothly.
๐ Tip: if a scan is too large, save it as a PDF or reduce the image quality slightly before uploading. Clear, readable copies help us process your listing faster.
5 Standard documents & e-signature
Your listing agreement and standard disclosure forms are available in the Document Center (documents.html).
When a document is ready for your signature, we'll send a request and you can sign electronically via DocuSign โ no printing or scanning required.
Signed copies are stored securely and stay accessible to you in your portal for your records.
โ๏ธ E-signing is legally binding and works on any phone, tablet, or computer. Read each document before signing, and ask us anything that isn't clear.
6 Pricing & the home valuation tool
Not sure where to set your price? Use the Home Value tool on our Sell page at sell.html for an instant ballpark estimate.
Then talk it through with your agent โ we factor in recent comparable sales, condition, location, and current market demand to land on the right strategy.

7 Showings, offers & closing
Showings: once you're live, interested buyers can request viewings. You'll receive showing requests, reminders, and appointments through schedule.html โ confirm the times that work for you.
Offers: as offers come in, your agent reviews each one with you, explains the terms, and helps you accept, counter, or decline.
Closing: once you accept an offer, we guide you through inspections, paperwork, and final signatures all the way to closing day and the handover of keys.

8 Your obligations & honesty
Be accurate and complete. Disclose known issues honestly โ accurate disclosures protect you legally and build buyer trust.

Beware of wire fraud. Scammers may impersonate us or a title company to redirect funds. Always verify wiring instructions by phone using a number you trust. See our wire-fraud caution before sending money.
